About Citrus Valley Ranch

Our Story

The ranch house was built between 1938 and 1942 by Henry Hein, Jr., a citrus grower in the Woodlake/Lemon Cove area of California’s Sierra foothills citrus belt. This idyllic retreat in the midst of citrus groves served as home to the Hein family until the early 1970’s when the family sold it to a husband and wife who raised a large family in the house. The current owners, Fred and Patti Cline, in 2023 transformed the home into the Citrus Valley Ranch Bed and Breakfast . The ranch now has four well-appointed en-suite bedrooms available for travelers.

The Ranch

The house is built in a Southern Colonial/Ranch style with French doors leading to shady porches and balconies. The great room of the ranch house has a grand fireplace, and a beautiful 12-foot redwood planked ceiling supported with wood beams.

The ranch house is surrounded on all four sides by hundreds of acres of citrus groves: orange, tangerine, tangelo, and lemon. Guests can now experience California’s citrus culture while they plan their excursions into Sequoia and King’s Canyon National Parks, Lake Kaweah, Mineral King, and the beautiful foothills spotted with historic cattle ranches and citrus groves. Although citrus is “king” in Tulare County, You will also see many Walnut, Pistachio, Almond, Peach, and Olive groves in the area.

Local Flavor

Start your morning with a full vegetarian breakfast featuring locally sourced ingredients. Vegan breakfasts are also happily prepared upon request. Our self-serve beverage bar is available throughout the day and evening, with coffee, tea, and other refreshments always within reach. Guests can also enjoy fresh baked treats made with seasonal ingredients.

Your Hosts

Fred and Patti Cline are your hosts at the ranch. We want to make your stay with us as relaxing and enjoyable as possible. Whether you are planning to experience the Giant Sequoias, Mineral King, or drive through the citrus orchards and historic cattle ranches of the surrounding foothills, we love sharing this region of California with all of our guests.

Citrus Valley Ranch Policies

Reservations: Reservations may be made online, by telephone, or by email. A valid credit card is required to create and guarantee all reservations. A minimum two-night stay is required for holiday weekends.
Rates and Taxes: Room rates are quoted in U.S. dollars and are subject to applicable California state and local taxes and assessments. Rates are subject to change without notice until a reservation is confirmed. Rates include the night's stay and breakfast for two persons. There is a separate charge of $40.00 for an additional person.
Deposits and Payments: A deposit equal to the rate of one night's stay will be charged at the time of booking. The remaining balance is due upon arrival unless otherwise stated.
Cancellation Windows: Required 7 days notice for a full refund. If you cancel within this window, you may forfeit your deposit unless the room is rebooked. Reservations during holidays, holiday weekends, special events, or peak seasons require a cancellation with 14 days notice for a full refund of monies on deposit. Refunds are made on deposit amount less a $25 administration fee.
Third-Party Bookings: Stricter policies (e.g., 14 days cancellation window) might be required if you booked through sites like Booking.com or Expedia.
Arrival/Check In Time: 3pm - 6:30pm. If planning to arrive after 6:30pm, please communicate your planned arrival time by calling (559) 628-0290 so the host can be available to welcome you and give you a tour.
Check-Out: 11:00 AM - later check-outs may be accommodated by advanced request providing there are no conflicting reservations for the same room. Unauthorized late check-outs may incur additional charges.
Occupancy: Only registered guests may occupy guest rooms. Maximum occupancy limits must be observed at all times. Citrus Valley Ranch reserves the right to refuse service or terminate a stay for violation of these Terms, disruptive behavior, illegal activity, or conduct that disturbs other guests. Standard room reservation is for two persons. Only one additional person may be added to the reservation for an additional charge of $40. The Quail Room cannot accommodate an additional person.
Breakfast is provided only for registered overnight guests and is served during posted breakfast hours. Breakfast is served between 7:30am and 8:30am unless earlier or later service is requested during the evening prior to service. Breakfasts are typically vegetarian with dairy, eggs, and plant-based "meats" being occasionally used. Vegan meals are provided upon advanced request. Please inform hosts of any food allergies at the time of booking, preferably, or the night prior to meal service.
Quiet Hours: The hours between 10pm and 7:30am are quiet time. Please keep noise and movements through the house and grounds to a minimum during these hours to ensure the comfort of all guests.
Smoking/Vaping/Alcohol: The Ranch is 100% smoke/vape-free. A cleaning fee of $250 is charged for interior violations to this rule. Citrus Valley Ranch does not serve alcoholic beverages, however, guests may elect to bring a modest amount of wine or beer and store it in a refrigerator set aside for that purpose.
Child Occupancy: Guests under 18 years of age must be accompanied by a parent or legal guardian at all times. The property does not provide childcare services or supervision for minors. Children (including infants) are counted toward total occupancy per room, unless otherwise required by local fire code enforcement. Rollaway beds, cribs, or additional bedding are provided only if: 1. Pre-approved at time of booking, and 2. Subject to availability. Cribs/infant sleeping equipment brought by guest onto the Citrus Valley Ranch property must comply with current safety standards. Minors must be supervised in all common areas, including stairways, balconies, dining/food service areas, pool/pond area, orchard, and all other outdoor areas.
Pet Policy: No pets are allowed at the ranch. Please inquire about local boarding options.
Service Animals: Qualified service animals are welcome in accordance with applicable federal and California law. Service animals must be required by the owner because of a disability and the owner must disclose the work or task that the service animal has been trained to perform.
General Guest Safety: All guests must exercise caution on any indoor/outdoor stairway areas by using handrails and wearing appropriate non-slip footwear. Unpaved citrus grove areas may have gopher holes, citrus thorns, nettles, wet soft ground, and other natural hazards. There are various forms of wildlife in the area including wild boards, coyotes, deer, fire ants, and rattlesnakes. Sightings of wildlife are rare, but guests are cautioned to be vigilant and avoid any encounters with wildlife.
Property Damage: Guests are responsible for damage caused by themselves, their invitees, children, or any other cause created by the guest. Citrus Valley Ranch may charge the credit card on file for repair, replacement, excessive cleaning, or other related costs.
Parking: Complimentary parking is provided for one vehicle per room reservation. If more parking space is required, please notify hosts at the time of reservation. Citrus Valley Ranch is not responsible for loss, theft, or damage to vehicles or personal property left in vehicles.
Personal Property: Guests are responsible for safeguarding their personal belongings. Citrus Valley Ranch is not liable for loss, theft, or damage to guest property except as required by applicable law.
Force Majeure: Citrus Valley Ranch shall not be liable for failure to perform obligations due to events beyond its reasonable control, including natural disasters, severe weather, wildfire/smoke safety restrictions, power outages, government actions, public health emergencies, labor disputes, political/social unrest, or other unforeseen circumstances.
Website Accuracy: Citrus Valley Ranch strives to ensure all information on our website is accurate, however, we do not guarantee that all descriptions, photographs, pricing, or availability information are free from error. We reserve the right to correct errors and cancel reservations made based on incorrect information.
Limitation of Liability: Citrus Valley Ranch's liability arising from a guest's stay shall be limited to the amount paid by the guest for the reservation. Nothing in these Terms shall limit liability where such limitation is prohibited by federal or California law.
Privacy: Guest information is collected and used in accordance with the Privacy Policy of our contracted online booking engine. Personal information will be handled in compliance with applicable California privacy laws ( see: California Consumer Privacy Act).
Governing Law: These Terms and Conditions shall be governed by the laws of the State of California. Any dispute arising from these Terms or a guests’s stay shall be resolved in the courts located in Tulare County where Citrus Valley Ranch is located.
Acceptance: By making a reservation, checking into the property, or staying at Citrus Valley Ranch, guests acknowledge that they have read, understood, and agree to these Terms and Conditions.
